Next month Specialist Disability Accommodation (SDA) provider Ability SDA is opening a state-of-the-art building near the busy town centre of Guildford in Western Sydney, New South Wales.
Overwhelming support for the innovative development has seen all 14 apartments snapped up, and it’s no wonder why. The stylish, purpose-built apartments are designed for people with complex support needs who require wider access and ceiling hoists. Each apartment is generously sized, with bright open plan living areas, floor-to-ceiling glass doors and no-step balconies or courtyards.
The apartments also feature the latest in assistive technology and can be fully automated as needed, including an emergency communication system for tenants to contact support staff.
Improving quality of life was a major motivator for the Director of Ability SDA Paul Simmons, describing the project as ‘offering the perfect balance between privacy and independence, while maintaining a great community feel’.
To ensure each tenant can live as independently as possible, the project includes a 24 hour on-site unplanned support unit plus rostered support staff. Other thoughtful features include low mounted wall switches, height adjustable bench tops in both the kitchen and bathroom areas and fully folding shower screens.
An expansive and accessible rooftop terrace crowns the building and is bathed in sunlight throughout the day. It includes a barbecue area, communal room for family and friends and spectacular views across the district.
After much research, planning and consultation, the project has been awarded the highest level of certification under the NDIS Specialist Disability Accommodation Design Guidelines and the tenants have been approved by the NDIA for SDA High Physical Support.

Ability SDA has embarked on three more SDA projects at Villawood in Western Sydney, Gosford on the Central Coast and Townsville in Queensland, with applications now open. Such is the interest in the pioneering developments, Ability SDA has also been approached by families in regional New South Wales and Queensland to build specifically for their children’s needs.
